A 172,636-square-foot building is rising behind the Target-anchored Afton Ridge shopping center in northeast Concord, one of two commercial projects reshaping the Glen Afton Boulevard corridor.
The building, called Afton Ridge III, sits at 6054 Glen Afton Blvd. Developer Childress Klein lists the property on LoopNet as industrial space for lease, zoned for campus development. Foundation work was underway as of late September, according to the Cabarrus Compass.
The site has access to I-85 via Kannapolis Parkway (Exit 54) and Poplar Tent Road (Exit 52), about 20 minutes from uptown Charlotte, according to Childress Klein's project page.
Cabarrus Compass columnist Mark Plemmons reported an unconfirmed rumor that Novant Health wants to put an emergency room at the address. "I could find no evidence of that," Plemmons wrote in his Oct. 2 column. No tenant has been publicly announced for the building.
Novant is already building a hospital nearby. The health system received state approval in August 2025 for a 50-bed facility at 2401 Trinity Church Road in Concord. The Charlotte Observer reported the project will cost more than $336 million and open by 2030. Novant has since filed to double the hospital's capacity to 100 beds, pending state approval, pushing the total investment to $457.3 million and the target completion to 2031, the Observer reported.
Farther east along Kannapolis Parkway, Kellswater Commons continues adding tenants.
The mixed-use retail center at Rogers Lake Road and Kannapolis Parkway, developed by MPV Properties, is anchored by a Lowe's Foods that opened in June 2026. McDonald's was the first tenant to open. Caribou Coffee has also opened, the Cabarrus Compass reported Oct. 2.
Great Clips plans to open soon in a space beside Lowe's Foods. The salon is relocating from Afton Ridge, where it has operated for years. The franchise owner also runs the Great Clips at Willow Oaks near the Publix on Weddington Road, Plemmons reported.
An AutoZone parts store is planned for the Rogers Lake Road side of the development, Plemmons reported, citing MPV Properties' site plan.
Kellswater Commons sits next to Kellswater Bridge, a 370-acre residential development with capacity for up to 1,000 housing units, according to MPV Properties.
Jersey Mike's, Heartland Dental, Avalon Nails and Burrito Shack are also listed as future tenants, according to MPV Properties.
